We recently took on a challenging development project for an investor involving a triplex development with three street frontages on an irregularly shaped lot. The client’s request was to maximise the number of dwellings on the lot, with one unit intended for owner occupancy while the other two would be leased for investment purposes.
Designing three dwellings, each with a street frontage, while ensuring compliance with building codes presented a significant challenge for the team. To address this, innovative solutions were implemented, such as utilising frontage space for an alfresco area to meet open space requirements, incorporating a split-level design with dropped footings, and brick build-up to optimise the layout and reduce sitework costs. As seen in the below photos a lot of work was required to run the required services for each dwelling.
With our vast experience working with tricky sites, we were successful in creating three street frontages, enhancing the properties’ overall aesthetics and resale value. Standout design elements included a front wall providing privacy for the alfresco/outdoor living spaces.
