The Building Journey Explained: From Display Home to Handover

Know your budget

Before you start looking at land, new home designs or exploring display homes, it is important to have a realistic budget of how much you can afford when it comes to building a new home. This will help you later on when it comes to understanding the size of land and the location you can build in. 

At New Choice Homes, we make this simple with our new home finance assessment, providing you with clarity on your financial standing, your borrowing capacity, and what options may work for you, including low-deposit options, first home guarantee and other available government grants. 

Choosing your builder and home design

If you have chosen your piece of land, it is now time to choose your builder. It is important to look beyond the cheapest quote and focus on a builder’s reputation, their build quality, and inclusions. This is best done by visiting one of their display homes. 

Our sales consultants will take the time to understand you, offering you honest advice and transparency when it comes to choosing a design that suits your needs, fits your land and lifestyle and is within any financial requirements you have. You can select from off-the-plan designs or tailor something that fits your block the best. We also have farm-style and rear garage house designs for those more unique block orientations.

Pre-construction paperwork

This is the most important stage before the shovel first hits dirt. Our team will first need to complete a site inspection and survey so that the final working drawings can be finalised.

During this stage, the New Choice Homes team will also create your contract documents
and addenda’s and apply for any building permits or planning approval ensuring these are in
place ready for commencement on site.

Once this is all complete, a contract document will be sent to you with signed copies forwarded to your financial provider for approval, ensuring all finance is settled.

Construction begins

Now that all paperwork, selections and approvals have been finalised, site works will commence. This first includes earthworks to prepare the site, followed by the pouring of the concrete slab, which will then be left to cure. Once the slab has cured, any plumbing and drains will be connected to the property, and the brickwork will begin. During this stage, your windows and door frames will be installed.

Once the brickwork is complete, the roof will be secured, and roof plumbers will work on installing the gutters and drainpipes. During this time, interior plumbing and electrical cutting will be carried out. Throughout the build, you are supported by a dedicated Site Supervisor, who oversees the quality of work, and a Client Liaison Officer, who is available to answer any questions regarding your home’s progress. Now that the main shell of the home is complete, they will inform you of the next stage, which is lock-up.

Practical completion

Once all construction work is finished, your home moves into the next stage called practical completion. At this stage, you will meet with your site supervisor on site to carry out a Practical Completion Inspection (PCI). This is your opportunity to inspect your home and agree on any items that may require rectification or completion.
Once we have completed the items, a final inspection will follow, and once you are happy with the results, final payment will be requested.

Key handover

Congratulations! Your building journey is now complete, and you can finally get the keys to your new home! Your client liaison officer will organise a key handover meeting and you will be presented with your keys, remotes, manuals, warranties and anything else required before your move into your new home.
